Township of Langley or City of Langley?

Langley is two municipalities. The Township of Langley is the large district that includes Brookswood, Murrayville, Aldergrove, Fort Langley, Walnut Grove and Willoughby. The City of Langley is the smaller city in the middle of it. They have separate zoning bylaws, permit departments and processes, and most acreage and estate properties are in the Township. We confirm which one applies before design begins.

Why Build a Custom Home in Langley

Space and privacy

Langley offers some of the larger lots in the Lower Mainland, especially across Langley Township.

An equestrian and rural lifestyle

Brookswood, Murrayville, and Aldergrove are popular with homeowners looking for acreage, hobby farms and a quieter way of life.

Growth on the way

Langley is still growing with planned SkyTrain expansion expected to support long term investment and development along the corridor.

Wine country and recreation close by

Life in Langley also puts wineries, golf courses, river access and other outdoor activities within easy reach.

Strong community identity

Fort Langley, Murrayville and Brookswood are known for their distinct character and close knit communities.

Langley Building Considerations

Rural and acreage servicing

In Langley Township, many acreage properties use private wells and septic systems which shape site planning, permits and the overall build process.

Agricultural Land Reserve (ALR)

Parts of Langley Township are within the Agricultural Land Reserve (ALR). The ALR limits some non farm uses and can also restrict subdivision.

Permitting timelines

The Township of Langley and the City of Langley run separate permit departments, and neither publishes a guaranteed timeline for a new custom home. The Township has reported faster turnaround on smaller permit types after recent process changes. As a planning figure, allow three to six months from a complete application to permit, longer on acreage lots that need well, septic or Agricultural Land Reserve review.

Recent Crave Homes Craftsmanship

Crave Homes is based in North Vancouver and builds across Metro Vancouver, including Langley. The projects below are recent work on the North Shore and in West Vancouver. The same team, trades and process handle a Langley build in either the Township or the City.

Pricing & What’s Included

Custom home construction in Metro Vancouver in 2026 typically runs from about $425 to $600 per square foot for a well built standard custom home, and from about $600 to $900 per square foot and up for a luxury home with premium finishes, complex structure or a difficult site. Those are hard construction costs. They do not include the land, architectural and engineering fees, permit and municipal fees, GST, site servicing, demolition of an existing house, or landscaping.

Crave Homes does not price by the square foot. The ranges above are to help you plan. Every Langley home is priced on its own scope.

Every Langley project moves forward on a clear, itemized scope agreed before construction begins, no surprise change orders, no hidden allowances.

Client Testimonials

“Tyler and his team at Crave Homes Ltd. are by far the best contractors we have worked with. They were respectful, reliable, and executed a high standard of workmanship on our kitchen renovation. We were particularly pleased with the level of communication by Tyler, in addition to the transparency on both the quote and invoices.”

Heather Murray & Trevor Maddern

“Tyler and his crew are different from most contractors we have used. He is trustworthy, he will consult and advise you, as opposed to blindly doing what you ask, he cares about the work of himself and his crew, and he is hands-on involved in the project from start to end.”

Lee Chai Lau & Helena Jung

“I thoroughly recommend Crave Homes. They remodelled my home to a level that I thought was not possible. I am delighted with the outcome. They are completely trustworthy and offer not only excellent work but they listened to my plans and guided me through the process.”

Frequently Asked Questions

How much does it cost to build a custom home in Langley?

As a planning figure, a 3,000 square foot custom home in Langley at 2026 Metro Vancouver construction costs lands roughly between $1.3 million and $1.8 million to build, before land, design fees, permits, GST and landscaping. A larger luxury home with premium finishes runs about $600 to $900 per square foot and up, so a 4,000 square foot luxury build is often $2.4 million to $3.6 million in construction alone. The lot, the slope and the level of finish move the number more than the city does. Request a custom estimate and we will price your actual scope.

Is my property in the Township of Langley or the City of Langley?

The two are separate municipalities with their own zoning bylaws and permitting processes. Crave Homes confirms which jurisdiction applies before design begins.

Do I need well and septic for an acreage build in Langley?

Many rural zoned properties in Langley Township aren’t on municipal water and sewer. Well and septic servicing is often part of the design and approval process.

Can I build on land within the Agricultural Land Reserve in Langley?

It depends on the property. ALR land carries restrictions on non-farm use and subdivision that need to be confirmed before planning a build.

What Langley neighbourhoods does Crave Homes build in?
